Urban Atelier Group (UAG) is a workshop of dedicated construction management professionals offering innovative expertise at every stage of the construction process.We take pride in carefully selecting each team member and encourage an open environment of communication, collaboration and personal growth.We are currently seeking an experienced Purchasing Agent to join the Purchasing Department at our main offices in Union Square.The Purchasing Agent will be responsible for implementing and managing purchasing strategy and supporting tasks for all assigned projects, to include: project bid procedures, contract negotiations, GMP processes, subcontractor underwriting and risk management.The Purchasing Agent will be involved in all phases of assigned projects from award to closeout, but will be most critically involved in overseeing the purchasing phase.This role will also assist the Preconstruction and project teams during the estimating and GMP periods.In coordination with the broader Purchasing Department, the Purchasing Agent will routinely engage with the Operations, Preconstruction, and Executive Teams as well as Clients and Subcontractors.As such, effective communication will be critical to the success of this role.Primary Responsibilities:Manage the UAG procurement process for assigned project, to include the development and oversight of purchasing schedules, trade bid packages, bid forms, leveling sheets, and written scopes of work from initial bid through subcontract award.Manage subcontractor agreements for assigned projects.In coordination with the Purchasing Manager: negotiate the terms of, and monitor the execution and modification of, all project agreements, from bidding through contract signature.Prepare Subcontract Execution Authorization formsMaintain a full understanding of contract termsDevelop and maintain a full understanding of insurance products, including CCIP, and risk management strategies.Manage subcontractor insurance requirements.Manage bidders lists for assigned projects. Support the Purchasing Manager/Project Executive with the subcontractor selection process.Spearhead the tracking of all pre-qualifications and risk management profiles.Ensure balance in the award process in order to maximize the use of all subcontractors.Preform, evaluate, and underwrite subcontractor risk management profiles via TradeTapp; develop and formulate risk management strategies.As required, attend client and/or project meetings in order to facilitate the purchasing of all subcontract agreements.Monitor subcontractor performance after contract award to ensure performance is consistent with contract requirements.Elevate any potential problems/issues to senior management.Participate in the preparation of GMPs, estimate milestones, and/or lump sum bids.Post subcontracts to project budget and accounting ledger (utilizing CMiC)Coordinate with Accounting Team during the requisition process to ensure all purchasing, insurance, and risk management requirements are met prior to paymentDevelop, maintain, and cultivate effective working relationships with key employees ofsubcontracting and material supply firms.Ensure that all MWLBE workplace participation goals are met by implementing and tracking percentages during preconstruction, procurement, and construction phases.Maintain a master bidders list for all MWLBE subcontractors.In addition, assist with ensuring all projects are in compliance with applicable UAG/MWLBE policies and procedures.Enforce UAGs Corporate Safety plan by ensuring all related elements are accounted for during procurement.Assist the Operations staff in creating standards for major safety items such as OSHA Protection awards, 6 fall for Steel, concrete deck tie-off, etc..Assist Operations with ensuring all contract documents are up to date with safety modifications.Promote the UAG Excellence 360 culture to clients, subcontractors and the broader communitySecondary ResponsibilitiesAssist Purchasing Team in maintaining the Master Subcontractor DatabaseAssist in updating and maintaining Subcontractor Unit Price DatabaseAssist in updating and maintaining Subcontractor Labor Rate DatabaseAssist in updating and maintaining UAG General Conditions DatabaseCollect, review, and distribute subcontractor insurance certificates as requiredCoordinate with UAGs insurance broker as requiredAssist in new business efforts including estimating/preconstruction tasksMinimum Requirements4-year college degree or equivalent work experience3-5 years experience in construction requiredA minimum of one year estimating and purchasing experience requiredProficiency in Microsoft Word, Excel and OutlookWorking knowledge of CMIC preferredWorking knowledge of TradeTapp and subcontract underwriting preferred.Abilities RequiredAbility to manage and prioritize tasks/projects with little supervisionExcellent written and verbal communication skillsPositive attitude and effective team playerWe strive to hire well-qualified people and to provide equal employment opportunity.It is the policy of Urban Atelier Group not to discriminate against any employee or applicant for employment because of race, creed, color, national origin, sex, age, disability, marital status, sexual orientation, gender identity, affectional preference or citizenship status.
