Principal Accountabilities:Oversee preparation and distribution of monthly financial reports prepare monthly journal entries and account reconciliations. Create monthly variance reports.Oversee Accounts Receivable process monitor cash receipts, review and bill tenant recurring charges and billing adjustments and perform tenant ledger reconciliations.Coordinate Accounts Payable process review invoice coding and approvals, and ensure proper audit trail is in place.Maintain fixed asset and depreciation schedules.Maintain Tenant sales information manage collection of sales, input of data, production and distribution of reportsManage lease process- review of documents, input into MRI, track receivables, manage security deposits.Develop and supervise cash management procedures audit petty cash, credit card policies and use and oversee train operations and gift card procedures.Management of MRI; including the update of information, maintenance of the information and development of customized reports, software upgrades and module training.Prepare annual budget preparation compile key assumptions and capital budget information, maintain lease level budgeting for all tenants, review and enter budget information into the accounting system, process estimates for miscellaneous income and specialty leasing.Update schedules for lease data; including but not limited to rent rolls, expirations, terminations, occupancy, etc.Preparation of quarterly reports - quarterly forecast preparation of variance reports.Annual year-end reconciliation process CAM, percentage rent, insurance, real estate taxes.Assist in all audits at the property.Assist in payroll reporting process.Make allocations to project entities as necessary.Ensure adequate funding.Participate in any other duty which from time to time may be required to successfully operate a Shopping Center.Qualifications: Required: Bachelors degree in accounting or finance; 5-10 years related experience.Preferred: CPA qualificationPreferred: 5+ years of real estate accounting background and experience working with MRI software.Competencies:Adaptability maintains effectiveness in varying environments, tasks and responsibilities, or with various types of peoplePlanning and Organizing establish course of action to accomplish goals and evaluates results, develops schedules and task/people assignments, can orchestrate multiple activities at once to accomplish goals, uses resources effectively and efficientlyCustomer Focus dedicated to meeting the expectations and requirements of the external and internal customer, acts with customer in mind, establishes and maintains effective relationships with customers, and gains their trust and respectEntrepreneurial Environment ability to work on a small team with a wide range of responsibilitiesDrive for Results can be counted on to exceed goals successfully, bottom line oriented, pushes self and other for resultsDetail Oriented focuses on details to minimize errors and ensure 100% accuracy of financial informationTime Management - Ability to manage time well and be self-motivated, without direct supervision.Communication - Able to provide ongoing communications to company executives through distribution of thoughtful and detailed information.Problem Solving uses rigorous logic and methods to solve difficult problems with effective solutions, looks beyond the obvious and doesnt stop at the first answers.
